dates; we cite them rather than inventing "Boise prices." Chimney repair overall
lands "between $160 and $750" on the low side (HomeAdvisor) and $250–$1,200 with a
$750 average per Fixr (2025); This Old House (2026) stretches the full range to
"$250–$13,300" once rebuilds enter the picture.

What legitimately moves a Boise quote
- Roof pitch and access. Bob Vila’s guide puts it plainly: steep
pitches "make access to the chimney more difficult and dangerous, leading to higher
costs." Angi agrees: expect more for "chimneys on high pitch roofs and large,
multi-story homes."
- How far the water got. A cracked crown caught early is a few hundred
dollars; the same crack after five Boise winters of daily January freeze-thaw can mean
spalled courses and a partial rebuild. Early always costs less here.
- Mortar and brick matching. Pre-war chimneys in the
North End and East End need softer
lime-based mortar and, in designated districts, a Certificate of Appropriateness
before the building permit. Both add real cost, for real reasons.
- Permits. Chimney and vent alterations take a mechanical permit in
Boise. For state-jurisdiction HVAC permits, Idaho’s fee rule sets a $100 base
plus $30 for the first appliance, so permit costs are real but small next to the
work itself. A quote that "skips the permit" isn’t a discount; it’s a
liability transfer to you.
Reading a quote like a skeptic
- Scope in nouns: which courses, which joints, what liner diameter and insulation, which permit.
- Photos of what they found, taken from your roof rather than a stock library.
- Mortar spec for repointing on older brick (ask what type and why).
- Registration: every Idaho contractor on a job of $2,000 or more must be registered with the state; check it yourself in two minutes.
